Melody Chen The Uppland, the first phase of Gold Coast Bay in Tuen Mun, is expected to launch a second round of sales this week. Developer Early Light International had earlier released the project's third price list for 108 flats with an average price of HK$11,219 per square foot after discounts, slightly higher than the average price of HK$10,686 per sq ft for the second batch. This batch includes several high-floor apartments offering better views, with 31 flats selling at a discounted price of less than HK$3 million, Early Light's Property Development department's managing director Raymond Lee Ping-yu said.

Lee said that all 188 flats in the first round of sales, which launched last Saturday, had sold out, generating a total of more than HK$597 million in revenue. The department's sales and marketing manager Leo Koo Kam-po said the project will release the sales arrangement as early as today and will consider rolling out a new price list based on market demand. Gold Coast Bay is the first local residential project of Early Light International, founded by "King of Toys" Francis Choi Chee-ming.



It offers 1,323 flats in total with the first phase, The Uppland, providing 692 flats. Elsewhere, Wheelock Properties said Park Seasons in Lohas Park will put up 350 flats on the market next month. Ricky Wong Kwong-yiu, the managing director for Wheelock Properties, said the 350 flats in Block 2B mainly feature one- and two-bedroom apartments are expected to appeal to young buyers and small families.

The Seasons Place and Park Seasons have sold a total of 780 flats to date, generating over HK$4.9 billion in revenue, with an average transaction price of nearly HK$15,000 per sq ft, Wong added. Meanwhile, those who purchase Park Seasons units through any of the four major property agencies will receive a gift voucher valued at around HK$10,000.

Each agency has eight vouchers available, which are together worth around HK$320,000. Also in new projects, New World Development (0017) and Far East Consortium International (0035) launched the third price list for The Pavilia Forest last night, offering 31 one-to-three room units, sized between 261 and 579 sq ft. Together with the previous batches, 53 flats will be up for sale on Friday at an average price of HK$18,977 per sq ft after discounts.

In the luxury market, Ansaldo at Shouson Hill Road, developed by Orion Land, may roll out sales by the end of this month..
