In the case of Silver Heights, most of the homes were built in the 1970s, so the expectation is that a high percentage of the two-storey homes will have a layout that was standard for the time with L-shaped living room/dining rooms, eat-in kitchens and a bedroom wing that holds three bedrooms and a main bath. A tidy looking two-storey home at 235 Ainslie St. in what is now a mature, tree-lined area, breaks away from those dated trends, says Jeff Brown of Sutton Group-Kilkenny Real Estate.

” He adds there’s another factor that clearly differentiates the home from neighbouring residences. “The home was essentially redone inside over the past three to five years. While it has tons of curb appeal outside with its front porch and stone trimmed double attached garage, it’s even more amazing inside.

” Indeed, when you walk in, you step into a wide, luxuriously tiled foyer, something that’s rarely seen in homes built in the 1970s. Then, there’s the living room and adjacent dining room, which come equipped with warm, textured wide plank laminate flooring. “The wow factor is amazing — the calming accent lighting in the living room, dining room and kitchen, as well as tons of pot lights in and around literally every space,” he says.

“The living room is open and modern, while the dining room is elegant, a quality that’s enhanced by a gorgeous chandelier that hangs over the dining table surrounded by pot lights.” A wide doorway behind the dining room then leads straight into the kitchen, which is a revelation. The accent lighting in the great room and dining room is dazzling.

“It was redone with cappuccino maple cabinets, quartz countertops, a matching quartz backsplash and stainless appliances including a built-in oven. There’s also a built-in induction cooktop, too. And the dinette area is amazing with its backyard view and circular light fixture overhead.

” The home’s split design then comes into play when you meander past the kitchen to the left. “There’s a sunken living room with a huge window, a door to the backyard and a spectacular, built-in entertainment unit,” Brown says. “If you take the door outside, you find a huge, fenced backyard with a patio and a sunroom with a screened-in sitting area and screened-in hot tub room that look out the backyard.

” Take the hallway to the left of the luxurious living room, and you find something else that’s an anomaly in a 47-year-old home. “Believe it or not, but there’s a perfectly positioned powder room, plus an entrance to the double garage and a door to the lower level. The functionality of this home is incredible.

” Modern from start to finish, the U-shaped kitchen balances fashion perfectly with function. It’s livability then goes up another notch when you head upstairs. “In all, there are four spaces, a full bath, two good-sized kids’ bedrooms, and of course the primary bedroom.

Again, the primary bedroom isn’t what you’d expect in a home that’s nearly 50 years old.” Monday mornings The latest local business news and a lookahead to the coming week. Not only is it huge, but it’s uncommonly well-appointed.
