A stretch of woodland overlooking a river complete with plans for holiday eco-lodges has come back on the market. The private and sought-after estuary location, known as Sunny Corner off Malpas Road, in , was last year. The site, which received planning approval for the eco-lodges from in June 2020, has now come back on the market for almost twice that price.

The woodland plot is now being offered with two additional massive plots of land overlooking Malpas village and totalling 40 acres. The land from Park Farm includes woodland plantations established over the past 20 years, organic pasture, farm buildings as well as five acres of land leased to Camp Kernow, "an innovative off-grid environmental adventure centre dedicated to reconnecting and engaging children from across the world with the natural environment and inspiring them to live more sustainably". On its website, property agents Savills, who are handling the £1.



7m sale, said that in June last year the local authority granted a certificate of lawfulness (application no PA23/03736) to confirm that the development granted permission for the six eco-lodges had materially commenced and the "permission is therefore considered to be extant". While diggers have not been on site and construction per se has not commenced, a large area of land has been cleared of its tree cover where the eco-lodges would be. Savills said: "The six lodges will be sited at the top of the hill near the northern boundary and have been orientated to maximise the views downriver and will be accessed by a service road at the rear.

" The estate agent said it is the first time in 84 years that Park Farm has come on the market like this, adding that there is further scope for additional lodges within the woodland areas. They added: "The woodland offers potential for ecotourism with endless possibilities including developing guided nature walks, birdwatching excursions, and photography tours that could combine with eco-friendly accommodations, such as rustic cabins or glamping sites. "Interwoven with the woodland the organic pasture fields create a picturesque mosaic of greenery that enhances the natural beauty of the landscape.

These fields, managed using sustainable farming practices, provide vital habitat for grazing while seamlessly blending into the surrounding woodland environment. "The organic pasture fields not only serve as a scenic backdrop but also play a crucial role in promoting biodiversity and ecological balance by supporting a myriad of insect pollinators, birds, and small mammals, contributing to the overall health of the ecosystem.
