A residence on Dionysiou Areopagitou Street, directly facing the Acropolis and just steps from the entrance to the Herod Atticus Theater, is being marketed as Greece’s most expensive property and one of the priciest globally, both in terms of total value and cost per square meter. The asking price stands at an astounding €90,900 per square meter, with the property’s total valuation reaching €300 million. It is owned by the family of the late Elias Barbalias, founder of Elias Barbalias – Special Buildings Constructions & Real Estate Development.
Barbalias, who passed away earlier this year, originally constructed the property. Spanning 3,300 square meters, the residence features uninterrupted views of the Acropolis, especially from its rooftop garden, which includes a small pool. Real estate and construction market sources note that “the price reflects the high expectations driven by rising international demand for premium, distinguished properties in Athens.
” According to data from the Bank of Greece, direct foreign investment in the Greek real estate market reached €2.1 billion in 2023. Despite a series of price hikes in recent years, the average price of residential properties in Athens remains at €2,299 per square meter.
