GREENVILLE — Stonebrook Farm continues to be among the most active luxury neighborhoods in the Greenville real estate market, with another multimillion-dollar listing hitting the market in the gated community off S.C. Highway 14.

The newest is 316 Stonebrook Farm Way, a five-bedroom home on a 1.81-acre lot being offered for $2.995 million.



Built in 2002, the 5,638-square-foot residence features an expansive outdoor living area that includes a pool, spa, outdoor kitchen and pavilion with a fireplace. It’s all overlooked by double-decker porches that span nearly the width of the home, while the manicured backyard is set against a private lake. The home’s interior features 10- to 12-foot ceilings, marble kitchen countertops, a first-floor primary suite, a media room, a wine room and an attached two-car garage.

The home’s current owner is an interior designer, according to the listing by Joan Herlong, CEO and founder of Joan Herlong and Associates Sotheby’s International Realty. It’s been a very active 2024 for Stonewood Farm, which so far this year has seen five on-market sales, including the $2.78 million closing of 19 Greenlee Hill Court and the $3 million purchase of 127 Poplar Hill Road.

Another home at 101 Poplar Hill Lane, priced at $3.49 million, has a pending offer. The residence at 316 Stonebrook Farm Way is one of four current on-market listings in the neighborhood, the others ranging in price from $1.

1 million to $1.77 million. Originally envisioned as an equestrian community, Stonebrook Farm was instead developed as a traditional neighborhood beginning in 1998.

With just over 100 homes, the community has a close-knit feel. Many residences have a somewhat European flavor to them, and luxuriously landscaped lawns are the standard. The Upstate commercial real estate firm Lee & Associates recently announced the addition of new brokers Ellis McNeely, Jeremy McPeters and Frank Phillips.

McNeely joins Lee & Associates as a commercial real estate broker with 12 years of experience in sales and project management, spanning the import/export, manufacturing and logistics industries. A native of the Upstate and graduate of the College of Charleston with a degree in international business, McNeely brings a deep understanding of market dynamics and strategic planning. McPeters, a native of Greenville, adds a unique blend of mechanical acumen and sales expertise to the brokerage.

His career journey began in logistics, where he gained hands-on experience that has equipped him to deliver comprehensive real estate solutions. His involvement with Spartanburg Young Professionals reflects his commitment to both professional growth and community development. Phillips brings over three decades of professional experience to Lee & Associates, having served 21 years in the U.

S. Air Force followed by roles in landscaping, law enforcement and land surveying. A resident of Campobello, his dedication to community involvement includes his role as vice president of the Joe R.

and Joella F. Utley Foundation, which promotes music and musical education as a repository for high brass instruments. “Each of these brokers brings a unique set of skills and a commitment to serving our clients with the highest level of professionalism and expertise,” said Jordan Skellie, executive vice president and principal at Lee & Associates of Greenville and Spartanburg.

Rick Cauthen, a 20-year veteran of the commercial real estate business, recently joined the commercial division of Greenville-based Berkshire Hathaway HomeServices C. Dan Joyner Realtors.

Cauthen focuses primarily on industrial, retail, office and buyer representation with a specialization in negotiating incentives for clients. The Clemson University graduate also continues to provide economic development consulting services to organizations across the United States. Cauthen’s career has included roles such as site location consultant at Fluor Daniel Siting and Consulting Services, principal at Fluor Global Location Strategies, director of economic development at the Greenville Chamber of Commerce and international project manager for economic development at the South Carolina Department of Commerce.

In other area agent moves, Keller Williams Greenville Upstate recently welcomed six newcomers: Hector Romero, Anijah Marrero, Tamisha Jacobs, Dwayne Fricks, Don Wiggins and Daniel Carter. In addition, Coldwell Banker Caine recently welcomed Brooke Mills, while the residential division of C. Dan Joyner Realtors welcomed Susan Fischer to its Augusta Road location.

Dillard-Jones, a custom home builder based in Greenville, built the 2024 Southern Living “idea house” currently available for tours in the Kiawah River community outside Charleston. Featured in Southern Living’s September issue, the “idea house” is a 4,400-square-foot farmhouse-style residence that embodies the landscape of the Lowcountry, featuring outdoor living spaces with picturesque water views serving as the backdrop. Dillard-Jones worked on the home along with architect MHK Architecture, interior designer Allison Elebash Interiors and landscape architect DesignWorks.

The home is open for tours through Dec. 22. Founded in Greenville in 2003, Dillard-Jones has grown to become one of the foremost custom home builders in South Carolina and Asheville, N.
