Pune: The Maharashtra Real Estate Regulatory Authority ( MahaRERA ) is all set to roll out a new web portal on Sept 1 in its bid to improve user experience for both homebuyers as well as developers . The transition will, however, lead to temporary disruption in services, an official told TOI on Wednesday. According to MahaRERA, the existing website will be inaccessible to promoters and agents from Aug 14 to Aug 31.

Homebuyers will need to file complaints manually during this period as MahaRERA migrates to the new system. Online hearings of complaints will, however, continue uninterrupted, the official added. The official said that MahaRERA’s MahaCRITI website will be operational from September 1 with time-relevant features, improved user-friendliness, and much more to meet the current and future requirements.

The Maha-Complaint and Regulatory Integrated Technology Implementation or MahaCRITI has been revamped with useful features such as enhanced user experience, data analytics, and personalised dashboards, among other features. Chairman of MahaRERA Ajoy Mehta said that since the interactions on MahaRERA’s website are increasing day by day, there is a requirement to enhance the portal’s functionalities. “A few months ago, around 5,000 people visited MahaRERA’s website daily, translating into just over 200 site visits every hour.

This has increased manifold to over 34,000 daily visitors and over 1,400 visits per hour. Considering the increasing digital traffic, MahaRERA decided to update and make the website more technically sound and user-friendly to be able to meet the rise in demand. From this perspective, this new website has been designed after a series of meetings and tests in the last one year,” said Mehta.

He further added that the new website will help all stakeholders. The new system will make it easy for homebuyers to register complaints and access necessary information about projects, including the current status. Additionally, the artificial intelligence-backed chatbot and mobile application will only increase traffic on MahaRERA’s website, he said.

Officials said that there would be features of a mobile application and AI-driven chatbots for real-time assistance. As the existing website is almost seven years old, these changes were found to be essential, said an official.
