In the stratosphere of Australian real estate, the Mornington Peninsula clifftop occupies rare air. A block of land in upmarket Mornington has been listed with only a tennis court and price hopes of $7.5 million to $8.

The record on the Mornington Peninsula is held by a clifftop property in Sorrento, which fetched $30 million in 2022 , setting a new benchmark for the prestige market in this district.

The listing, on the books of McEwing Partners, marks the first time the sweeping parcel of land has been on the public market, the Domain campaign reveals.

An auction is scheduled for midday on September 8, with a price guide of $7.5 million to $8.2 million.

Public records show the land is part of the deceased estate of Cecile Mangan, who was married to the late Lou Mangan , former managing director of Carlton & United Breweries. At 3576 square metres, it is substantial enough for a significant new home, while keeping a large portion of the vast, bay-view grounds. No house, but a waterfront position.

The buyer may also elect to purchase one or two adjoining blocks – which have houses on them – to take their total acquisition to 10,205 square metres. Portsea, about a 45-minute drive from Mornington, once held Victoria’s house price record.
