Location remains a crucial factor when purchasing property worldwide, but in advanced cities like Dubai, the presence of premium amenities is becoming equally important. Homebuyers are increasingly drawn to villas and towers that offer modern features and facilities catering to their lifestyle needs.

This trend is significantly impacting both buyer decisions and property prices. Developers in the UAE are responding to this demand by incorporating a variety of amenities into podium levels, rooftops, and dedicated floors, optimizing every available space. Liam Chase, of Allsopp & Allsopp Group, highlights the growing popularity of padel courts, noting that some developers now emphasize the number and quality of amenities as a key selling point.



A recent survey found that nearly 87% of homebuyers are willing to pay more for properties in communities that offer amenities aligned with their lifestyle. Danube Properties exemplifies this trend, providing over 40 amenities in its projects, including an infinity pool, jacuzzi, aquatic gym, cricket pitch, trampoline area, wall climbing, basketball court, badminton, cabana seating, kids’ daycare with nanny service, arcade zone, table tennis room, jogging track, snooker zone, bowling center, doctor on call, and a business center. Sean McCauley, CEO of Devmark, affirms that amenities play a pivotal role in property decisions, especially in Dubai, where buyers seek not just a home but a complete lifestyle experience.

He adds that the shift towards remote and flexible work further drives the demand for homes that accommodate a work-from-home lifestyle. However, these luxurious amenities come at a price. The cost of constructing facilities such as swimming pools, resident lounges, cinemas, and golf simulators often leads developers to increase property prices.

McCauley notes a particular demand for wellness facilities like advanced gyms and serene yoga studios, along with recreational spaces such as padel courts, jogging trails, and indoor play areas for children. Ultimately, Chase observes that buyers are prioritizing lifestyle choices when considering the amenities offered by developers, reflecting a broader trend toward luxury and convenience in modern residential living..
