Set on 15.23ha, 27 Darling Rd, Gruyere, impresses both inside and out. A Yarra Valley house featuring a 15m-long pool and children’s adventure park is the perfect example of a home that’s “very hard to come by and easy to love”.

Kay & Burton executive director Gowan Stubbings, who has the listing in conjunction with Val Nichols Coldstream director Val Nichols, says he drove past at the home at 27 Darling Rd, Gruyere – which is now for sale with a $5.95m-$6.5m asking range – while on the way to a restaurant some years ago.

At the time, he wondered how the 360-degree views from the “very modern-looking house on top of a hill” appeared. “When you sit in that living room, especially at this time of year, you have a beautiful roaring fire and just watch the weather roll by.” Soak in the 360 degree views of the Yarra Valley. Gruyere is close to Lilydale, Seville and Healesville.

Built of brick with a core rammed earth wall on a concrete slab, the abode consists of an open plan living and dining area, a kitchen with a chef’s pantry, study and den and three bedrooms, each with an ensuite. An additional living room or fourth bedroom, powder room, laundry and mudroom and store room add to the appeal. The main bedroom includes an ensuite with a bath and double vanity.

The pool is 15m long and there’s a spa too. The home is built out of brick with a core rammed earth wall on a concrete slab. A slate-paved entertaining and outdoor living space boasting automated louvre roof panels and a sunken fire pit is set between two wings of the house.

Set on 15.23ha, the sprawling property’s outdoor area contains a pizza oven, equestrian arena, walking trails, forest areas, paddocks and a steel barn with a concrete floor, electricity connection, toilet and shower. The 15m-long pool complete with a spa is another spot to enjoy the views.

Kay & Burton executive director Gowan Stubbings said the house, accessed by a winding driveway, was quiet and private. There’s’s plenty of room to entertain. A wine and produce cellar separate to the house provides space to store harvests from the vegetable patches, berry patch and home orchard.

Next to one of two dams is an entertainment deck, barbecue area, fire pit and children’s adventure park with a flying fox. Stubbings says that finding a house with so many jaw-dropping features, not to mention spectacular views, is a rarity. “It’s a home that’s very hard to come by and easy to love,” he says.

A playground for children to enjoy. One of the three bathrooms. The town of Gruyere is about a 10 minute drive to both Lilydale and Seville, and just over an hour to Melbourne’s CBD.

“I think the lifestyle this property has, and its proximity to the city, will attract a lot of people from Melbourne along with its beautiful location in the Yarra Valley, close to all its wineries and food producers,” Stubbings adds.
