As of July 2024, the country boasts 34,895 vacation rentals, highlighting a growing trend among travelers who prefer private accommodations over traditional hotels. Several key factors contribute to the success of Costa Rica’s leading vacation rentals. These properties are distinguished by their prime locations, personalized services, thoughtful design, and effective management, all of which give them a competitive edge in the local market.



Notably, 83.33% of the top 30 vacation rentals in Costa Rica are managed by professional property management companies or hosts who oversee multiple properties, indicating the importance of experienced management in driving success. The most successful vacation rentals in Costa Rica are strategically located in the country’s most sought-after tourist destinations.

An analysis of the top-performing Airbnbs over the past 12 months reveals that Tamarindo, Jaco, Flamingo, Potrero, Santa Teresa, Manuel Antonio, Nosara, Papagayo, Bahia Ballena, Playa Grande, and Playas del Coco are the leading areas for vacation rentals. All of these locations are situated on the Pacific Coast, underscoring their popularity among tourists. This region has also seen a surge in real estate investment, driven by the robust growth of the tourism industry.

The first seven months of 2024 saw a 13.49% increase in international arrivals compared to the previous year, further boosting interest in these prime locations. High-quality services and amenities are another hallmark of Costa Rica’s top vacation rentals.

Properties in these desirable locations often feature stunning ocean views or direct beach access, enhancing their appeal to tourists. Given their luxury status, Costa Rica’s leading vacation rentals command significantly higher average daily rates (ADRs) compared to the national average. The collective ADR for these top rentals is $2,678, a substantial increase from the national average of $255. These properties typically feature larger accommodations, with an average of 8.

37 bedrooms, resulting in an average daily rate of $319.95 per bedroom. This pricing suggests that luxury vacation rentals offer competitive value, especially for larger groups seeking the exclusivity of a private property with premium services and amenities, as opposed to high-end hotels.
