The plans would see a former Anglia Ruskin University (ARU) building converted into 90 flats, with an additional 48 flats to be built across four new apartment blocks at the site. Guild House, on Oundle Road in Woodston, is a locally listed building last used as an education facility for ARU.

Peterborough City Council will discuss the application at a planning meeting on Tuesday (September 3), with councillors recommended to approve the planning application, subject to conditions. A design and access statement submitted with the planning application said the plans aim to "provide quality living spaces" and to "be sympathetic to the existing building". It said: "The design is seen as an appropriate solution to ensuring the long term protection of Guild House through re-use and to achieving land use efficiency.

Several said they were concerned about the impact on local schools and healthcare services. One local resident wrote: "When we first moved in, we felt like we were living in a village, with a lovely community feel.

As the years have gone by and more and more developments have happened, we have lost our community." Another resident said the proposed flats would be like "cramming more people in like sardines". They said the building should be kept for commercial use only.

A third resident said their garden was their 'happy place' and it would be overlooked by the flats. "The proposed development will rob me of this and have a massive impact on me," they said. A fourth described Oundle Road as a 'nightmare' in relation to traffic, adding that the development would contribute to congestion in the area.
