Question: Is it better to buy real estate in Snowmass Village or Aspen? Let’s be honest: trying to answer that question is like asking a parent to name their favorite child. Snowmass and Aspen are two entirely different products, but with the near completion of Snowmass Base Village, there’s no question that Snowmass has finally come into its own and created an identity that is very different from Aspen’s. For starters, your money is going to go a lot further in Snowmass.

You can get a new residence for the same price per square foot as something that was built in the 1960s in Aspen. Case in point: A brand-spanking-new three bedroom at the Cirque Viceroy will hit the market for $3,500 per square foot. In downtown Aspen, there are currently three listings off of Mill Street for the same price per square foot in a complex that was built in 1965.



I have nothing against Aspen, but you’re paying for an address — and if being in the 81611 is important to you, it’s going to cost you a premium. The fact is, Snowmass has more to offer these days than ever before, and with the kickoff for the 2024-25 winter season right around the corner, there are a lot of reasons to consider buying in the village. Perhaps the most highly underrated aspect of living in Snowmass is the mountain itself.

While Aspen will forever be known as the place to “ski and be seen” and Aspen Highlands is famous for its expert terrain, Snowmass sits humbly as the people pleaser. It’s slightly bigge.
