SHERMAN, Texas (KTEN) — Another piece of the puzzle is now in place for the Bel Air Village development in Sherman. The city's agreement to sell 10 acres of land could help shape future plans for the developers, including the potential expansion of a lagoon project set for 2025. The transaction was approved this week by the Sherman City Council.

Located at the intersection of FM 1417 and US 75, the property is adjacent to the proposed site of a lagoon amenity that is expected to be a anchor for Bel Air Village, which is planned to eventually provide homes to some 8,000 new residents, along with retail stores and restaurants. This 10-acre site is expected to be another component in the ongoing development.

"When we announced Bel Air, of course, the really exciting piece of that was the lagoon project, which would be a massive, open air swimming pool that kind of anchors that development," said Sherman city spokesperson Nate Strauch. "Selling these 10 acres is really kind of a piece of that project." While it hasn't been officially decided, the land could be used to support the lagoon project through expected commercial development, such as a possible hotel or even offices.

The project for the lagoon was originally announced in 2021, and city staff say they anticipate it to open next summer..
