An unfashionable pocket of south-east Perth has emerged as the epicentre of the most booming affordable suburbs in the nation. 2 per cent over the past year, taking the median value to $392,559 — an increase of more than $127,000. The previous top dog, Armadale, is in second place alongside neighbouring Wungong and Brookdale, with 32.4 per cent growth over the past year, taking the local median price to $376,802.
Camillo and Champion Lakes came in third in WA — and nationally — with 31.7 per cent growth over the past year, taking the median to $397,979. Adelaide’s three fastest-growing affordable suburbs were next on the list with growth of about 25 per cent, followed by Brisbane, up about 20 per cent.
Sydney’s top three affordable suburbs had about 9 per cent price growth, followed by Melbourne’s most affordable trio, which inched up only about 3 per cent. The Ray White research differs from the REIWA Index, which says Kelmscott has enjoyed 37.5 per cent growth.
