A $160 million, 204-apartment twin-tower development at Belmont Racecourse has been recommended for approval at a Perth planning panel meeting on Wednesday. Golden Sedayu’s latest development application, just one part of its $3.8 billion Belmont Park Racecourse transformation, covers almost 5000 square metres of land.

Credit: MJA Studio The “West Tower” is proposed at 19 storeys, “Tower B” at 22, and the two would be linked by a multi-storey car park and an integrated racing steward’s box for the adjacent racecourse, all overlooking the city, racecourse and river. More than half the apartments would be two-bedroom, with 57 more to be three-bedroom, 32 to be one-bedroom and a single four-bedroom penthouse.

About 10 apartments will be designated affordable housing and made available for sale or lease through a community housing provider, and 40 will meet requirements enabling “ageing in place” for seniors. Bells and whistles include a cinema, gym, cocktail lounge, pool, outdoor dining areas, 40 new trees, a roof garden and solar panels. A commitment to achieving an equivalent 5-star Green Star rating has to be self-assessed; as Town of Victoria Park officers noted, it being partly built upon wetlands disqualifies it for formal Green Star Certification.

The Town has drafted conditions to ensure that “a rigorous approach is taken” to verifying that the developer delivers on.
