Hyderabad: As the year draws to a close, Hyderabad recorded a 12% growth in the total number of housing units registered in the Jan-Nov 2024 period and a 27% rise in registration value, thanks to an uptick in sales of high-value homes, according to realty consulting firm Knight Frank India . In the Jan-Nov 2024 period, 70,796 houses were registered in the city with a total registration value of Rs 43,574 crore, compared to 64,658 homes worth Rs 34,205 crore registered in the Jan-Nov 2023 period. In Nov this year alone, housing registrations fell 12% to 5,516 units compared to 6,268 units in Nov 2023.
The city also saw a decline in registrations in Jan, March, Aug, and Sept this year. According to Knight Frank India, although properties priced below Rs 50 lakh accounted for a significant portion of registrations in recent months, the city has seen the emergence of a premiumisation trend. The share of homes priced at Rs 1 crore and above increased to 14% in Nov 2024, compared to 12% in last year.
While 69% of the total properties registered in the city in Nov this year were in the 1,000 to 2,000 sq ft range, the top five deals recorded included properties of over 3,000 sq ft valued at over Rs 6.3 crore, all in the Central Hyderabad areas of Somajiguda, Banjara Hills, and Jubilee Hills. Knight Frank India Chairman & Managing Director Shishir Baijal said that although overall property registrations in Hyderabad moderated in November 2024, the demand for high-value homes remained .
