A former takeaway could be turned into a holiday let. Plans would see the ground floor unit of 14 Nevill Road, Rottingdean, transformed into the short stay accommodation. The current building, which was formerly home to takeaway Li’s Sizzling House, has been described as “dilapidated” due to “neglect” from previous owners.

In 2023, the business was ordered by East Sussex Fire and Rescue Service to stop letting people sleep on the ground floor of the building . The fire service found that there was an “imminent” risk of injury due to “inadequate protection to the means of escape” and “inadequate fire detection and means of raising the alarm”. Li’s Sizzling House was then sold to applicant Andrew Antill.

“Years of rubbish accumulation and dangerous grease build-up on the external extraction unit, which required intervention by the local fire service, have left the building in a poor state,” said planning documents. “However, with a planned change of use and refurbishment, the site will be transformed into a welcoming and well-maintained holiday let, eliminating the negative impact caused by its previous use as a takeaway restaurant.” Documents said the intent of the scheme is to “preserve the building’s character while improving its condition” and that the change of use would see no significant alterations to the building.

They said the change of use of the unit will “eliminate” noise and odour problems associated with the previous rest.
